Challenge

Moorings Park Communities operates three premier Life Plan campuses in Naples: Moorings Park, Moorings Park Grey Oaks, and Moorings Park Grande Lake. Unlike traditional senior living options, these luxury communities represent a proactive lifestyle decision—residents choose to move earlier to enjoy high-end amenities, social opportunities, and long-term peace of mind.


However, this distinction created a core marketing challenge: education.

Prospective residents often don’t fully understand the Life Plan model or the value of making a move sooner rather than later. To address this, Moorings Park invested heavily in educational events—both in-person and virtual—across all three campuses.

But with that investment came a critical gap:

  • Event promotion spanned multiple channels (email, social, landing pages, print, and direct mail)
  • Offline tactics like QR codes and phone calls played a major role
  • There was no unified way to track which channels drove RSVPs
  • The team lacked visibility into how events influenced long-term sales outcomes

The challenge wasn’t just generating attendance—it was proving the impact of events across the entire buyer’s journey.

Solution

To solve this, we implemented a multi-touch attribution strategy within HubSpot that connected every interaction—from initial event promotion to closed customer.Using HubSpot Marketing Hub Enterprise as the foundation, we built a system that unified both digital and offline engagement into a single source of truth.

1. Standardized Event Infrastructure

Each event was supported by:

  • Dedicated landing pages with HubSpot forms
  • Consistent campaign tagging and tracking structure
  • Clear source attribution for every RSVP

2. Custom Tracking Across Channels

To ensure full visibility across both digital and traditional marketing efforts, we implemented:

  • QR codes with custom tracking URLs for print materials and direct mail
  • Channel-specific links for email and social campaigns
  • Website conversion tracking tied to original sources

3. Call Tracking Integration

Because phone calls are a key conversion point for this demographic, we integrated CallRail to:

  • Attribute inbound calls to specific campaigns and channels
  • Connect offline conversions back into HubSpot contact records
  • Ensure no touchpoint was lost in reporting

4. Closed-Loop Reporting with Deal Pipelines

We extended tracking beyond RSVPs by:

  • Building a structured deal pipeline in HubSpot
  • Associating event attendance with contact and deal records
  • Tracking which prospects ultimately became residents

5. Multi-Touch Attribution Reporting

Finally, we leveraged HubSpot’s attribution reporting to:

  • Measure how events contribute across the entire buyer’s journey
  • Identify which channels influence conversions—not just first or last touch
  • Demonstrate the true ROI of event marketing efforts

Results

With a fully connected tracking and attribution system in place, Moorings Park Communities gained measurable visibility into how events drive engagement, influence decisions, and contribute to revenue.

In the last 12 months, Moorings Park Communities has closed 18 deals where the residents attended an event as part of their buyer’s journey. This equates to just over $30M in revenue. Using a linear attribution model to count all digital touch points equally, this represents $2.2M+ revenue attributed to event marketing.

We have been able to break this event revenue attribution down to the specific event. Now, they know that events are a significant part of their buyer’s journey and which events resonated the most based on marketing sign ups and most importantly, down to the revenue they drove for their business lines.
