London Bay Homes has long been recognized as a leading luxury homebuilder and developer in Southwest Florida. But as more buyers turn to AI platforms to research companies, compare options, and ask complex questions, visibility is no longer limited to traditional search results.
AI answer engines are creating a new layer of discovery.

For a high-consideration category like luxury homebuilding, this shift matters. Buyers may now ask tools like Gemini, ChatGPT, or Perplexity questions about custom homebuilders, available luxury homes, communities, renovations, or the homebuilding process before they ever visit a company’s website directly.

London Bay partnered with Nextiny Marketing to better understand how the brand was appearing in AI-generated answers and begin strengthening its visibility across answer engines.

While AEO is still an emerging channel, the early results show meaningful traction:

  • Brand Visibility increased from 9.76% in late April to 25.64% in July
  • Gemini Brand Visibility reached 40%, becoming London Bay’s strongest early answer engine
  • Owned citations began appearing in June, and doubled by the end of July
  • High-intent pages related to custom homes, homebuilding, and available homes began gaining more visibility
  • London Bay’s citation-with-brand-mention rate increased compared to tracked competitors, reaching 5.5% by the end of July

Challenge: Adapting a Luxury Brand for a New Search Experience

London Bay already had a strong digital presence, an established reputation, and a website designed to support a complex luxury buyer journey.

But AI search introduced a new challenge.

Traditional SEO helps brands appear in search results. AEO focuses on whether answer engines understand, mention, and cite a brand when generating responses to user questions.

For London Bay, the opportunity was not simply to show up for branded prompts. The larger goal was to help AI platforms better connect London Bay with the topics luxury buyers care about, including custom homes, available homes, homebuilding, communities, and Southwest Florida real estate.

The team needed a way to measure how London Bay was being represented across AI answer engines and identify opportunities to improve that visibility over time.

Solution: Strengthening London Bay’s AEO Foundation

We worked with London Bay to begin building a stronger foundation for answer engine visibility.

Rather than treating AEO as a one-time optimization project, the strategy focused on improving how clearly London Bay’s website communicates its brand, offerings, expertise, and relevance to high-intent buyer questions.

This included strengthening key website signals, improving how core service and company information is presented, expanding helpful content for common buyer questions, and making important pages easier for both users and answer engines to understand.

The strategy was designed to support visibility across AI platforms, not optimize for one engine alone.

As part of this work, we also helped London Bay monitor AI visibility trends, evaluate competitor presence, and understand which owned and third-party sources were being cited in AI-generated answers.

This gave the team a clearer picture of where London Bay was gaining traction, where visibility was still emerging, and how AEO could support the brand’s broader digital strategy.

Results: Early Growth in AI Brand Visibility

As London Bay’s AEO strategy began gaining traction, the brand started appearing more consistently in tracked AI answers.

In the last two weeks of April, London Bay’s Brand Visibility was 9.76%. In May, it increased to 10.75%. In the most recent 30-day weekly view, Brand Visibility reached 20.07%.

That growth suggests that London Bay is being recognized in a larger share of relevant AI-generated answers.

At this stage, the most important signal is not traffic. It is visibility.

As discussed during the results review, London Bay is not yet seeing AI visibility translate into major website traffic growth. Instead, the early progress is showing up in exposure, citations, and brand recognition across answer engines. That visibility is an important first step in building a stronger presence in AI search.

Gemini Became a Clear Early Strength

One of the strongest signals came from Gemini.

London Bay’s Brand Visibility on Gemini reached 61.54%, making it the brand’s strongest-performing answer engine during this early stage.

This matters because Gemini has been quick to reflect improvements in how London Bay’s content is understood and surfaced. While AEO performance can vary across platforms, strong early movement on Gemini suggests that the foundation being built is helping at least one major answer engine better recognize London Bay’s brand and offerings.

The strategy remains broader than Gemini alone, but the platform’s response provides a positive indicator that London Bay’s visibility is moving in the right direction.

Visibility Expanded Beyond the Homepage

London Bay’s homepage remains an important cited source, which is common for brand-level visibility.

However, the more meaningful opportunity is visibility across high-intent pages tied to specific buyer needs.

Early results show that London Bay’s visibility is beginning to broaden beyond the homepage, with pages related to custom homes, homebuilding, and available homes gaining traction.

This is an important signal because it shows AI engines are not only recognizing London Bay as a company. They are beginning to connect the brand with specific offerings and decision-stage topics.

For a luxury homebuilder, that distinction matters.

A buyer asking about available luxury homes or custom homebuilding in Southwest Florida is likely much closer to meaningful consideration than someone asking a broad brand-awareness question. Increased visibility around these types of topics can help London Bay become part of the buyer’s research process earlier and more often.

Owned Citations Began to Emerge

Another important milestone was the emergence of owned citations.

Owned citations occur when an AI answer engine cites a brand’s own website as a source, rather than relying only on third-party directories, media coverage, or competitor content.

For London Bay, owned citations began appearing in June and increased to 2.3% by June 29.

This is still early, but it is a meaningful quality signal.

When answer engines cite owned website pages, the brand has more influence over how its story, services, and differentiators are represented. For London Bay, this suggests that AI systems are beginning to use the company’s own content as supporting evidence in generated answers.

Impact: Building Visibility for the Future of Search

London Bay’s early AEO results show that the brand is beginning to gain traction in a rapidly evolving search landscape.

The results do not suggest that AI search has already become a major traffic channel. Instead, they show something foundational: AI answer engines are beginning to recognize London Bay more consistently, associate the brand with relevant buyer-intent topics, and cite London Bay-owned content.

That is an important step forward.

For luxury homebuilders and developers, the buyer journey is long, complex, and research-heavy. Potential buyers may interact with a brand many times before reaching out directly. As AI platforms become part of that research process, brands need to make sure they are visible, accurately represented, and connected to the right topics.

For London Bay, AEO is helping build that foundation.

The early momentum suggests that London Bay is moving from occasional AI visibility toward more consistent recognition across relevant prompts. As the strategy continues, the opportunity is to keep strengthening London Bay’s presence in the answers buyers rely on when researching custom homes, available luxury properties, communities, and luxury living in Southwest Florida.

This is not about replacing traditional SEO.

It is about preparing for the next phase of search.
